At 1474 North Line St, my marketing and negotiation plan helped produce double-digit offers and a sale $65,000 above the asking price. In this case study, I explain the work behind that result: neighborhood outreach, paid advertising, two open houses, and direct conversations with buyer agents.

What I did before the offers arrived

You might recognize this home from the John Cena themed marketing video. That got attention, but the video was one part of the plan. I also invested in paid advertising, contacted agents working with buyers, and reached out to people in the surrounding neighborhood.

We held two open houses to give buyers opportunities to see the property. The goal was to turn online attention into actual visits and serious conversations about the home.

What mattered once we had multiple offers

Getting offers is one step. Comparing them and negotiating the terms is another. At North Line St, I managed double-digit offers while working to improve the price and terms for the seller.

The highest number on the first page does not tell you everything. Financing, contingencies, timing, and the buyer’s ability to close all deserve attention. My job is to help the seller understand the differences before choosing an offer.

What this result means for your home

The $65,000 figure is the amount above the asking price, not the home’s total sale price. It is the result of this particular sale. It does not mean every home will sell above asking or that the same marketing plan fits every property.

For your home, I would start with its condition, nearby competing listings, recent comparable sales, and your timeline. Those details help us decide how to price, present, and market it. You can read more about how I help homeowners sell and browse my seller advice and videos.
